A CLEAR NOTE ON INVESTMENT.
We will not publish a per-square-foot number, because it would mislead you. The same three thousand square feet can be built two entirely different ways, and the difference between them is not a rounding error — it is the whole conversation.
What actually drives the number: how complex the structure is, how much millwork is built rather than bought, the specification of windows and mechanicals, the finish level of the interior, and what the site itself demands before anything goes vertical.
Here is what we will do instead. After a first conversation and a look at your site, we will give you an honest range for the house you are describing — early, before you have committed to design. We would rather give you a hard number early than a comfortable one you discover later.
If our range does not match what you had in mind, tell us anyway. We will tell you what your budget can realistically build in this market, and if that is not us, we will point you toward someone good. We would rather be useful to you now than be the reason you wasted a year.
