  • Phase 01 — Site & Vision

    We walk the land with you — the existing one or the one you are considering. We talk through family, lifestyle, and the long arc of the home. Discovery is unhurried, because everything after depends on it.

  • Phase 02 — Feasibility & Programming

    Zoning review, site analysis, and preliminary budget range. Before a single drawing, we confirm what the lot and the scope can actually support.

  • Phase 03 — Architectural Design

    Conceptual design, schematic design, and design development in partnership with our architecture teams. Floor plans, elevations, massing, and material direction are resolved together.

  • Phase 04 — Interior Design

    Interior design runs parallel to architecture — not after. Cabinetry, plumbing, lighting, tile, and furniture are scoped and selected before construction begins.

  • Phase 05 — Permitting & Preparation

    Construction documents, engineering, permits, and trade partner coordination. The quieter this phase looks from the outside, the better the build will go.

  • Phase 06 — Construction

    Ground-up construction led by a working general contractor. Documented weekly through Buildertrend. Regular on-site client walks and clear, scheduled decision points.

  • Phase 07 — Reveal & Move-In

    Final styling, furniture installation, landscape coordination, and move-in logistics. You walk into a finished home — not a completed construction schedule.

Custom homes are priced individually after programming and schematic design. Our new construction projects typically begin at $1,500,000, exclusive of land, and scale with square footage, finish level, and structural complexity. We share detailed pricing transparency as early in the process as the design allows.
